GULF ACCESS — BUILD YOUR WATERFRONT HOME IN RIVER OAKS. This vacant lot sits on a quiet cul-de-sac street in a small, well-maintained Alva community where newer homes continue to go up. Approximately 80 feet of water frontage by 128 feet deep per the Lee County measuring tool, with almost immediate access to the Caloosahatchee River and Gulf access beyond. The lot sits between the Franklin and Ortona locks, a stretch of river known for its controlled water levels. From your future dock, the water goes both directions. Head west toward downtown Fort Myers, roughly 17 miles, and on to Fort Myers Beach and the Gulf at about 30 miles. The Boathouse Tiki Bar & Grill is around 10 miles by boat or car. Head east and the Okeechobee Waterway carries you to Lake Okeechobee, some 43 miles away, and all the way across the state to Stuart and the Atlantic. On land, you're close to everyday conveniences — a Publix shopping center about 7 miles out, and Rooster's Route 80 farm stand, a local favorite for produce, pies, and its monthly vendor market, under 6 miles away. RSW International is roughly 33 miles; Punta Gorda Regional about 26. Waterfront land with true Gulf access is a finite commodity. Bring your builder and your boat. *Buyer/Buyer's Agent to verify all dimensions, distances, utilities, and permitted uses with Lee County.
